While I sympathize with your desires, I think you are about 10 years too late. As a boy who grew up in Austin and has grown to loath what it has become.. there really isn't anyplace within a reasonable driving distance that hasn't become suburban sprawl.
There are some communities, some areas, that work for me better than others. My advice to you would be to rent for at least a year, and then decide what compromise works best for you, because compromise you will.

Urban sprawl seems to be the Texas way?? 
I lived in Massachusetts and though I hate the local government they did have control on how towns grew. Even the shopping centers were built with historical themes.
I think we have so many transients here that very few actually give a damn?
